Apartment Care & Conduct #

Doors, Keys, and Locks #

Apartments must be locked at all times, including doors, windows, and balcony doors. To lock your apartment door, first lift the door handle upwards until you hear a click, then turn the key to lock the door. The same method applies when locking the door from inside the apartment.

The balcony door is equipped with a child safety lock and a string latch. To remove the latch, press the button underneath where the string latch connects to the door and pull the string latch downwards to disconnect it from the mount. Underneath the door handle, you will find another latch. Press and hold it downwards in order to lift the door handle and open the door.

To enter the complex and use communal spaces, use the Boxxy app. All interior doors in the complex are opened automatically by pressing the large gray rectangular button located near the door. Please avoid opening the doors manually as this may interfere with the locking mechanism.

Keep your keys safe. Lost, stolen, or damaged keys must be reported immediately (see Lost or Stolen Keys). You may not copy your apartment keys.

WiFi and Router #

The network name and password for your apartment are printed on the back of your router, which is located in the metal fuse box in the entry (just above the shoe rack).

If your WiFi stops working, disconnect the router from the electrical outlet and wait a few minutes. Plug the router in again and make sure that all cables are properly connected to the router. If this doesn’t resolve the issue, reset your router by holding the reset button on the side of the router for 20 seconds.

If neither of these solutions resolve the issue, you will need to contact Telenor support by calling 020-222 222 (from a non-Swedish number, +46 708 222 222) during their opening hours of 8:00–18:00 on weekdays and 10:00–17:00 on Saturdays. Follow these instructions:

  1. Press 9 for an English-speaking support technician, then press 2 for internet or TV services, and then press 3 for technical support.
  2. The automated voice will then prompt you to identify yourself, but since you do not have a Swedish personal identity number, press * to proceed and you will be connected to customer service.
  3. Inform the customer service agent that you are staying with Studentbostäder i Norden AB (our landlord in Spånga), and that you are part of a group agreement for network services that Studentbostäder has with Telenor. Provide your apartment address and apartment number, then explain the issue in detail so that the customer service agent can advise.

Cleaning #

Apartments must be cleaned on a regular basis. Apartments will be inspected twice during the semester and after departure to ensure compliance with our cleaning guidelines. Inspections will be announced in advance on Google Classroom and listed on Google Calendar. You do not need to be at home during the inspection. If you are not at home, the inspector will enter your apartment to perform the inspection and lock the door after leaving.

To pass your inspection, you must clean your apartment thoroughly, including:

  • Sweep the apartment floor, including under the bed and in the bathroom. If there are stains on the floor, remove them with a cloth/paper towel and water.
  • Make sure that there are no clothes or other personal items on the floor.
  • Wash, dry, and put away all dishes. Do not leave any dishes in the sink or on the counter.
  • Wipe down the kitchen table, countertop, sink, stovetop, oven, microwave (inside and out), and backsplash. Remove any stains from the walls or surfaces.
  • Clean the toilet bowl using the provided toilet brush and universal cleaning spray. Wipe the seat, lid, and top of the toilet.
  • Clean the bathroom sink and faucet from hair, toothpaste residue, and other buildup. Wipe the mirror using a cloth or paper towel soaked in warm water, making sure to remove any toothpaste flecks.
  • Clean the shower (including the drain) from hair, soap residue, and other buildup.
  • Make the bed.
  • Take out all trash and recycling (from both the kitchen and bathroom) and sort into the proper containers (see Trash and Recycling). Do not leave any trash or recyclables in your hallway, balcony, or outside the apartment door.
  • Do not keep any items on the balcony other than the balcony furniture.

If the inspector finds any discrepancies in the cleanliness of any area of the apartment, they will take pictures as documentation. The Program Coordinator will inform you of the discrepancies and you will have one week to rectify the issues. After one week, a new inspection will be performed. If you fail the second inspection, disciplinary action may be taken.

Laundry #

Your bathroom is equipped with a top-loading washing machine. Follow these instructions for use:

  1. Open the top hatch of the washer, then open the drum by pressing the blue button on the drum hatch. You may have to roll the drum around manually to see the blue button.
  2. Load the drum with your laundry, being careful not to overload it. Remember to separate your colors and read the labels on your clothes to confirm which temperature you should wash them in.
  3. Put your laundry detergent in the rightmost compartment. Measure carefully to ensure you don’t use too much detergent. Fabric softener, if desired, goes in the middle compartment.
  4. Close the drum hatch, and then close the top hatch. Choose the laundry program by turning the knob next to the display, then press “Start” to start the program.
  5. When the cycle is complete, hang your laundry to dry, or use a dryer in the communal laundry room (booking required; see Laundry Rooms).

Please wash your towels every week and your bed linens every other week. Start a laundry routine so that your dirty laundry doesn’t pile up.

Trash and Recycling #

We take recycling very seriously in Sweden. By law, your household garbage must be sorted into the correct container:

  • Household waste, plastic, and paper products must be sorted into the containers outside the building entrance.
  • Glass, cardboard, and metal must be sorted into the containers in the Miljörum (recycling room) in the parking lot behind the property. Use Boxxy to access the room.
  • Plastic bottles and aluminum cans marked with “pant” should be recycled at the grocery store using their automated pant station. You will get 1–2 SEK back for each pant that you recycle.

Apartment Inventory #

If any of these items are missing or damaged, please submit a fault report.

Kitchen #

  • 4 forks, 4 knives, 4 spoons and 4 teaspoons
  • 6 glasses and 4 mugs
  • 3 kitchen knives
  • 6 lunch boxes
  • 1 colander
  • 1 cutting board
  • 3 trivets
  • 1 potato peeler, 1 pair of scissors, 1 bottle opener and 1 can opener
  • 3 pots, 1 frying pan and 2 oven dishes
  • 1 coffee press and 1 shaker
  • 1 cooking utensil set with spatula, spoon, soup ladle, pasta server and tongs

Bathroom #

  • 1 squeegee
  • 1 toilet brush

Lights #

Turn off the lights when you leave the apartment. If you need to replace your lights or lightbulbs, make a Fault Report.

Heating #

The radiator is a thermostatic valve which senses the temperature of the apartment. You can regulate the temperature by yourself by turning the knob to the highest or lowest setting. When the radiator senses that the temperature in the room has dropped, it pushes hot water through its coils to warm up the room. After a while, the radiator cools down to the same temperature as the room. That is why the radiator is sometimes cold to the touch. It is not meant to be hot all the time.

Each fall, the heating typically comes on in Swedish buildings when indoor temperatures sink to around 20°C (68°F). There is usually an adjustment period when almost every Swede thinks that their apartment is too cold. To help the heat spread into the room, please do not put couches, shelves, etc. close to the radiator or thermostat. Thick curtains hanging in front of the thermostat also affect its function, since the radiator senses that the room is warmer than it really is.

Smoking Ban #

There is a strict smoking ban, including e-cigarettes, in the apartment complex. This applies to all apartments and communal spaces, both indoors and outdoors, including balconies and courtyards. Smoking is also banned within 10 meters (approximately 33 feet) of any entrance door.

Quiet Hours #

Students must observe the property’s quiet hours of 22:00-07:00. Avoid playing loud music, talking loudly, or making other disturbances during these hours. Noise complains during these hours may result in a fine of approximately 3000 SEK. In general, music and other noises should never be loud enough to disturb your neighbors. Large, loud, or “wild” parties are prohibited at all times.

Guests #

Students are responsible for the conduct of their guests. All guests are expected to abide by the Program’s housing policies. Any damage caused by a guest will be the responsibility of the host student. Overnight guests are allowed to stay in the apartments for no more than five days.

Hallways and Stairwells #

Do not leave or store anything in the hallways or stairwells. These spaces must be clear in case of an emergency.

Security Deposit #

There is a refundable deposit charge for your apartment. You will be invoiced for this prior to departure, and your deposit will be returned within 6 weeks after you return home if there is no damage to your apartment. Any costs for repairs or cleaning will be deducted from your deposit in accordance with the damage agreement below.

Damage Agreement #

Apartments are inspected before arrival, during the semester, and after departure. You are expected to leave your apartment and the property’s communal spaces in the same condition in which you found them. Any charges that the Program incurs for unusual maintenance and/or repairs for apartments and communal spaces that are left in worse condition will be passed onto the student, either in the form of withholding a portion of or the full apartment deposit, or in form of invoicing the student. You are expected to follow the apartment care and conduct guidelines outlined by our staff in Stockholm.

Damages include, but are not limited to, the following: damage to doors and door frames; scratches or dents to walls; nail holes and tape residue; cleanliness of walls in general; damage to furniture; tears or burns in carpeting, flooring and furniture; damage to windows, screens, drapes, shades (this includes cracks, tears, holes, and stains); damage to kitchen appliances and equipment, outlet covers, phone outlets, and routers; stained or damaged textiles which cannot be attributed to normal wear and tear.

Eviction #

Students must comply with all housing policies and understand that any violation of such policies may result in eviction. If evicted, students are responsible for finding and financing alternative housing, including any necessary hotel accommodations. The student may be immediately expelled from the Program in accordance with our Terms and Conditions.
